Job Summary:  Working under the limited supervision and general direction of the Facilities Administrator, the job of Custodial Maintenance Supervisor is done for the purpose of overseeing the custodial and assisting with overseeing the maintenance departments to include supervision, overseeing the repair of custodial equipment, approving the purchase of custodial supplies and equipment, scheduling projects, overseeing maintenance performed by custodial staff, and training of custodial staff for all district locations.  Supervisory functions include performance management, evaluation, discipline, assisting with hiring and discharge decisions, coordination of others’ work, and exercising functional and technical supervision over personnel in the custodial trade while under periodic review by the Facilities Administrator to ensure compliance with standards and measured results. Responsible for determining, within established policies or as prescribed by rules and regulations, the best methods to oversee and actively engage in the operation, maintenance and repair of all facets of the custodial and maintenance departments.

QUALIFICATIONS:

 

Experience Required:

Increasingly responsible experience in skilled custodial and maintenance work, including five years of supervisory or lead responsibility.  Prior facilities or custodial staff supervision, preferably in a school or multi-site public environment preferred.

 

Skills, Knowledge and/or Abilities Required:

 

Skills to:  operate all types of power tools used in crafts, scissor lifts, boom trucks, and cranes; read and interpret plans, blue prints and/or schematics; perform basic math to make calculations; use standard office equipment including computer, telephone, printer, copier, and presentation equipment; effectively use Microsoft Office computer applications including Word, Outlook, PowerPoint, and Excel; use work order database and CMMS systems; communicate clearly, concisely, and effectively both orally in person and by phone and in writing.

 

Knowledge of: principles and practices of custodial and maintenance systems and procedures, principles and practices of work coordination and evaluation; applicable codes, policies, regulations and laws governing work procedures and practices of the trade; methods, materials, equipment, and tools used in the trade; CMMS systems, particularly SchoolDude and CAPP; MSD sheets (what they are for and how to use them); applicable safety rules, practices, and procedures; local, state and federal repair, installation and operation codes; proper performance evaluation principles and procedures; applicable laws and procedures related to hiring and discharge; interpreting collective bargaining agreements and applying principles and practices to disciplinary actions.

 

Ability to: manage and prioritize multiple tasks to schedule, plan, and manage a number of activities, and jobs simultaneously; prepare and maintain accurate records; work with diverse individuals and/or groups; maintain flexibility to work with others in a wide variety of circumstances; vary work schedule to observe and perform inspections on varying shifts; effectively lead, guide, and coordinate the activities of others to reach desired outcomes; independently interpret data within defined guidelines and utilize and analyze the information to reach conclusions and make recommendations; problem solve to identify issues and create action plans; establish and maintain constructive relationships; adapt quickly to changing work priorities; develop and implement a program for the maintenance, repair, replacement, and installation of custodial equipment and products; prepare estimates for time and materials; work from sketches, shop drawings and blueprints; prepare project specifications for acquiring bids and/or proposals for projects; coordinate projects with contractors; analyze technical information and prepare related reports; train others in technical skills; prioritize and schedule daily calls and preventive maintenance; read and comprehend MSD sheets; establish and maintain effective working relationships with those contacted in the course of work.

 

Significant Physical Abilities include: frequent lifting/carrying/pulling, bending/stooping/ kneeling/crouching/twisting; reaching/handling/manual dexterity; talking/hearing conversations; visual acuity/depth perception with or without visual accommodation.  Daily physical expectations vary between sitting at desk for long periods of the day, being on feet for long periods of the day, being on back under machinery making repairs for long periods, or performing maintenance and/or inspections on systems.  Must be able to work in attics or crawlspaces, roofs, tunnels and climb ladders as needed.  Lifting all types of weight, occasionally up to 80 pounds.

 

Extensive travel within the district to multiple school sites as well as some travel outside the district are involved in this work.

Work is year-round; both inside and outside in the environments.  Inside work in shop or other buildings is often dusty with exposure to chemicals.  Outside work can include exposure to the elements for long periods of time.  May be required to work various shifts to avoid disruption of school or work.

 

Education and Training Required:

High School diploma or equivalent supplemented by college level coursework in supervision and/or management and/or any combination of education and experience which would provide the applicant with the desired knowledge, skills, and abilities required to perform the job.

 

Licensing/Special Requirements:

Oregon Fingerprint and Criminal Background Check clearance.

Possession of, or ability to obtain, a valid State of Oregon Driver’s License and evidence of insurability.
